Belhaven is a mid-terrace Georgian property on Hamilton Terrace, the promenade of Milford Haven, overlooking the Milford Waterway and Marina. It is situated on the south-facing bank  about 30 metres above sea level, close by the Cenotaph.

Being foreigners here, we moved from Edinburgh, three things stand out. Firstly the public gardens are always beautifully tended year-round. Secondly. Especially this last 5 years, most of the roads, including many of the little lanes have been treated with that superb black finish which provides such wonderful road holding and is so quiet on the tyres. Thirdly, this year all the verges and hedges are being trimmed and pruned to give a smart and welcoming appearance.

The Town Hall, St Katherine’s & St. Peter’s Church and the British Legion are further up the Terrace, and the Railway Station 1 Km down.
The property has 9 ensuite bedrooms with a maximum capacity of 18 persons, on 3 floors.

The main entrance is through No.29 front door which gives access to the ground floor reception/ bar/dining room and kitchens, and to the staircase which leads to the first floor landing directly above, where there is a sea facing Residents lounge and the Managers’ flat, to the rear.

No.28 front door leads to three ground floor bedrooms (three doubles), and the staircase which joins the common first floor landing mentioned above. On this floor is a large sea facing double room with ensuite bathroom. To the rear is a family suite, comprising a bathroom section, leading to a single bedded room, leading to a double bedded room.

Both stairwells lead to the second(top) floor, where there are two double ensuites viewing the sea, and to the rear one double ensuite and one single ensuite both facing northwards to the garden.

The garden mainly given to shrubs,apple trees and roses leads to the gated carpark,W3W (mills.grandest.trips)with room for  6 vehicles. All bedroom keys also give access to the carpark, front and rear doors.


At the rear of the hotel is a laundry/boiler house with 2 new gas fired boilers,one to provide hot water for washing  and one for the 27 radiators.

Belhaven is offered as a going concern freehold, with fixtures, fittings and goodwill.

It has been operated as a licensed Bed & Breakfast for 40 years. For 30 of those years with a restaurant open to the public, daily. On passing 3 score years & ten, we closed the restaurant. For the last 5 years, accommodation offered has been restricted by the owners to what they could service themselves. This has enabled them to spend more time with their four grandchildren, but it is not enough. Sale is essential.

This wonderful old building which has been our home and business for the last 40 years and counting is now offered for sale. The great thing about it is, it is not too big to be a family home nor too small to continue as a business.

Being of 1797 construction of stone,brick and wood it is cool in summer and warm in winter. As a Grade 2 Listed Building, we have kept as many of the original features as possible, viz. the Georgian Arch, like the one in No.10 Downing Street. And the large mirror which came from Lawrenny Castle, prior to its demolition.
     

It used to be the home of the surgeon to the Whaling Fleet which reverse migrated from Nantucket, Massachusets  via St.Johns in Labrador,which accounts for the Canadian design. Although now clearly in two segments, the building was one until 1851, when it was split to form two more-saleable town houses.We bought and rejoined the two segments and No.28 staircase became our INTERNAL fire escape.
      

There is a gas-fired central heating system with new boiler and a separate new boiler for hot water to feed the 10 showers & 2 baths. The combination of Fire doors, heat/smoke detectors and alarms meets Fire Brigade specifications, and the whole Hotel was re-wired Nov.2017. ref.no. DCN8/0381586.

The electricity supply is 3 phase. We have mains gas, water and sewage services.
      

At the rear,off Lower Fulke Street, we have a private carpark for up to 8 vehicles, made safe by locked iron gates, to which each resident has access with their Room key.

This B & B with Restaurant & Residential License faces southwards over the Milford Haven Waterway, the Marina and the Pembrokeshire Coastal Path.  Apart from the never ending visual attractions of the ships, yachts and birdlife, this river estuary provides about 50% of our business. There are always engineers associated with the refinery, LNG Gas Plants,Power Station, Dry Dock and other Marine services, ships, trawlers and yachts to provide year round demand.

The Coastal Path itself generates 15% of the turnover, with people from as far away as New Zealand and Australia coming to experience
this 180 mile walk rated as 2nd on the World scale. Walkers are with us from April into October.

The Torch(AMOCO) Theatre has provided us with so many familiar faces from TV, film and radio hence the photos in the hallway.

The balance are mainly people ex Milford visiting relatives, on holiday or returning to live here in this normally peaceful area of coastal beauty, at the centre of the National Maritime Park, & Conservation Area.

Belhaven has been operated as a licensed Bed & Breakfast for 40 years. For 30 of those years with a restaurant, “Tall Ships”, open to the public daily.     On passing 3 score years and 10, we closed the restaurant . For the last 10 years, accommodation offered has been restricted by the owners to what they could service themselves.  Only 7 of the 9 bedrooms have been made available and bookings for weekends have often been declined, as we are now blessed with four grandchildren, and wish to be able to spend more time with them in Cardiff and Cambridge. Hence the need to sell, but meantime we are open for business as usual. 

During the last financial year we effectively worked 3 days out of 7, and turned over £56,000. We are convinced a younger couple could easily double that, as we used to.

Most local buses pass our door. The nearest stop is 3 hundred yards down the street towards the Railway Station, which is another 500 yards, opposite Tesco and Boots on the Havens Head Retail Park.
Milford Haven To Paddington by train is 212 miles and 5 hours 36mins.
Milford Haven to Cardiff Airport by road is 101 miles and 2hours 15 mins.
